The following are standards that will be used to judge your application for tenancy. All applicants are considered based same criteria, one person or family at a time, on a first come first served basis.
$50 APPLICATION FEE – All adults, 18 years and older, and Guarantors are required to provide an application.
IDENTIFICATION – All applicants must provide current (not expired) Government issued photo identification at the time of submission. Temporary identification documents will be considered depending on whether it can be verified.
EMPLOYMENT REQUIREMENTS – Employment will be
verified. At a minimum, employment history should reflect a total of two years. Recent graduates, not having 2 years work history, must provide proof of graduation. Self-employed individuals must provide business license and income verification - 2 years tax returns. Applicants relocating to the area may provide an offer letter, which will be need to verified.
INCOME REQUIREMENTS – Combined net income of all persons living in the rental should be equal to or greater than 2.5 times the rent amount. Applicants that do not meet the above employment or income requirements may need a Guarantor. Advanced rent payments and higher security deposits may also be a remedy for credit issues, etc. Applicants receiving Housing Assistance qualify based on the portion of the rent they are required to pay. All other requirements are the same.
RENTAL HISTORY – Applicants must provide all landlord information including dates of tenancy on current and previous addresses for a minimum of two years. An applicate will be required to explain any gaps in tenancy and may be declined if there are any derogatory rental references. Previous homeownership will be verified on the credit report and/or county tax records.
CREDIT HISTORY – Your credit history will be considered during the approval process. Please be upfront and honest when completing an application. Applicants may be approved that have had a Bankruptcy, Medical collections, and some other derogatory types of credit depending on the individual situation. This would result in a higher deposit requirement.
CRIMINAL HISTORY – Based on circumstances, your application will be rejected if you have been convicted for any type of crime that would be considered dangerous to the rental property, other residents or neighbors in the past 5 years.
MAXIMUM OCCUPANCY – Varies by property.
ANIMALS – Animals, if allowed at the chosen property, must be disclosed during the application process. They are required to pass the animal screening ($25 per animal) and are negotiable based OAC (on approve credit) of applicant. Monthly animal rents of $50/mo – Dogs and $65/mo - Cats, and an additional deposit of $500 per animal will be required. Deposits for other types of animals are considered on a case-by-case basis.
ESA/SERVICE ANIMALS - Must be disclosed during the application process and pass the animal screening. (No charge to applicant). The applicant must complete and sign the animal identification and request for assistance animal forms along with providing a recent, signed Doctor form or Doctor letter, providing all the same required information, and verifying the assistance animal is necessary for a disability. If there is more than one assistance animal, each must be prescribed for a different purpose/disability. The Doctor verification form/letter is required during the application process along with the Identification and Request forms. The animal screening, among other things, includes verifying that the Doctor signed the form. If the Doctor is not willing to verify that information, the service animal cannot be approved until the verification is completed. Missing verifications or documentation for more than 3 days will result in the application being taken out of the first position.
SECURITY DEPOSIT – The total security deposit varies per property and is dependent upon your credit, employment and reference history. Security deposits may be increased based on these criteria. The final security deposit amount, less the lease initiation fee, is fully refundable based upon returning the premises in the same or better condition as when you moved in.
