Our cooling systems typically get serviced for start-up during the 4th week of April.
Sprinklers systems are turned on based on weather conditions. In most cases, systems are turn on no later than April.
If it is non-emergency related issue, go to your tenant portal and put in a service request. If you have a non 911 emergency, call: 801-955-1097. This number does not handle non-emergency calls.
Many times the problem is as simple as a tripped breaker. Make sure all breakers are turned completely on. Sometimes this means turning them to the off position and then back to the on position. If you don't have a standard breaker system lets us know.
You should also check all GFCI's to make sure the active button is engaged (you can find GFCI references on YouTube.)
Furnace
If the furnace stops working, check the batteries in the thermostat and changed them with fresh batteries. Also make sure the light switch by the furnace is in the up/on position. Your air filter should be changed every three months. Ask about our Resident Benefit Package.
Garbage Disposals
Troubleshooting Garbage disposals Does it make a sound when you turn it on: No Check the breaker and turn it all the way off and then back on again. Sometimes they look like they are on when they are tripped, so make sure to turn it completely off then on again to be sure. Check for a GFCI and push test then reset it. If it is plugged in under the sink check the plug/outlet to make sure it hasn't come loose or if it has a GFCI reset it. Makes a groaning sound but the blades don't turn. Runs but has an odd noise while running Check for a reset button on the bottom of the disposal and reset it. That's inside the sink cabinet usually on the bottom of the disposal. Sometimes it takes an wrench Sometimes the blades get stuck on something inside the disposal. Many times you cant feel what it is with your hand. Take a flashlight and hold the black plastic top back and look carefully. If you see something try to remove it. Sometimes even after you see it, its hard to remove. Check after removal. Sometimes the blades will start to move but still make an odd noise. That means something is still in there so take another look. Sometimes the blades are just frozen. Check the reset button or use something to put inside the disposal (while it is off) to push the blades a bit. We do this to save you money. If we have to send someone out and it is something stuck in the disposal, thats generally a tenant issue and the tenant is charged.
